Egypt’s Property Tax App Reaches 2.5 Million Registered Units and 1.8 Million Accounts
Citizens have registered about 2.5 million property units on Egypt’s real estate tax mobile application and opened 1.8 million accounts, Finance Minister Ahmed Kouchouk said on 3 October, as he invited owners to register and file before the end of December to claim the filing discounts. On 29 September the ministry had reported more than 2 million units, 1.5 million accounts and 1.2 million returns. On our calculation, the rounded figures imply about 300,000 more accounts, or 20 percent, in 4 days, roughly 75,000 a day, about 5 times the 15,000 a day implied if the 1.5 million accounts reported on 29 September built up over the 100 days the ministry cited for units.
Discounts for filing through the app
Owners who file their return through the application by the end of December 2026 receive a 25 percent discount on annual tax for residential units and 10 percent for non-residential units. A further 5 percent discount applies to those who pay on account between 200 and 1,000 Egyptian pounds, depending on the type of unit, which on our reading takes the combined discount on a residential unit to as much as 30 percent if the 2 are added together. Families whose private home is worth less than 8 million pounds can file and request an exemption electronically.

Settling old disputes
Disputes pending before appeal committees or the courts can be settled until 2 April 2027 by paying 70 percent of the total tax, with late payment charges waived. “We want to turn a new page,” Kouchouk said. Rami Youssef, Assistant Minister for Tax Policy, said the ministry is developing the application and expanding its technical support teams, and continuing its dialogue with business representatives on the property tax facilitations.
Why it matters: On our reading, moving property tax filing onto a mobile application gives Egypt a faster route to register and assess property, and the rise in accounts in the days after the deadline extension points to strong take up of the filing incentives. The 1.8 million accounts against about 2.5 million units give about 1.4 registered units per account on our calculation.
Outlook: The filing window runs to the end of December 2026 and the dispute settlement window to 2 April 2027. The next ministry update on returns filed will show how many registrations have turned into completed declarations.
