Qatar Property Sales Value Falls 52.8 Percent and Rental Value Drops 68.5 Percent
Qatar registered 354.5 million riyals of property sale contracts in the week to 12 September, 52.8 percent less than the week before and 32.2 percent less than the same week of 2025. The Real Estate Regulatory Authority published the figures on Sunday. The number of contracts went the other way, rising 1.7 percent on the week to 118, though it remains 12.6 percent below a year earlier. The rental market fell harder still, at 68.5 percent on the week.
A market where the contract count rises while aggregate value falls 52.8 percent is registering smaller transactions, not fewer of them. The average sale contract came to 3.00 million riyals, on our calculation.
Villas and land are 78.5 percent of the value
Villas and vacant land together account for 78.5 percent of the week’s value, on our calculation, while apartments, the segment most exposed to the rental market, supplied 11.3 percent.

Week 37 of 2026, 6 to 12 September, ranked by value. Values and shares as published.
Doha Municipality led with 115.3 million riyals, followed by Al Daayen at 86.2 million and Al Rayyan at 75.3 million; those three carried 78.1 percent of the total between them, on our calculation.
Thirteen mortgage contracts were registered during the week with a combined value of 115.17 million riyals. That is an average of 8.86 million riyals a mortgage, 2.95 times the average sale contract, and the mortgage total is equal to 32.5 percent of the week’s sales value, all on our calculation.
The rental side fell harder than the sales side

Week 37 of 2026. Values, counts and the three percentage changes as published. Year on year, sales value fell 32.2 percent, sales count fell 12.6 percent and rental value fell 57.8 percent.
The rental market recorded 538 contracts worth 5.47 million riyals, down 68.5 percent on the week and 57.8 percent on the year, a steeper fall than sales on both comparisons. The average rental contract was worth about 10,167 riyals, on our calculation. Villas took 43.2 percent of rental value, apartments 34.6 percent and commercial showrooms 15.8 percent. Al Rayyan led rentals at 2.5 million riyals, ahead of Doha at 1.2 million, which reverses the two municipalities’ order on the sales side. Sales value ran at 64.8 times rental value over the week, on our calculation.
Why it matters: these are weekly registrations, and weekly registration data is volatile by construction, so a single week’s fall of 52.8 percent is not a trend. What gives this week meaning is the divergence inside it. The count of sales rose while their value fell by more than half, which points to the composition of what traded rather than to the number of registered sale contracts. The rental series fell further than sales on both the weekly and the annual comparison, at 68.5 and 57.8 percent, and it is the series carrying the smallest values in the release. For a market where villas and land account for 78.5 percent of sales value, the week’s two halves are moving on different measures.
Outlook: the authority publishes weekly, so the test is immediate. If the count keeps rising while value stays near 350 million riyals, the shift is toward smaller transactions rather than fewer. The annual comparisons are more informative than the week on week moves, though weekly registration data stays volatile even on a year earlier basis.
